Guidelines identifying unhabitable levels of methamphetamine contamination that require remediation vary by state. Most of the time, however, rental owners, property management, hotels, and RV owners, clean the property themselves "without" using state guidelines.

Do you suspect someone smoked or cooked meth in your property? Test for drug residue to find out what cleaning or remediation methods are needed. The invisible airborne residues and volatile organic compounds (VOCs) can settle on surfaces, such as flooring, fabrics, furnishings, and walls, where they can then be transported throughout the premises via air or dermal transfer. Real Estate Sales

Protect your health and pocketbook, test before you sign. Owners have the option to sell a contaminated property "as is" with full written disclosure under ORS 453.870. While testing for drug residue is not required by the seller, the buyer may have the right to demand a certified test for meth before a sale closes. If methamphetamine is found above the state implemented threshold, then the seller is required to decontaminate the property before it can be sold. Buying a property and then testing it after the purchase is finalized can leave the buyer with an expensive remediation and risk to the occupants health.

Long-Term Rentals

Over half of drug labs discovered are on rental properties, and the owners are responsible for the decontamination costs. Property owners and managers can avoid liability by testing their rental for drug residue if they suspect any meth or fentanly activity. Basic cleaning methods are not sufficient. The structure should not be reoccupied until after decontamination or remediation is complete and residue sampling and air monitoring. The sample must be taken by a trained, non-biased professional so that the extraction and analysis is not impeded at the laboratory.

Meth Residue Symptoms

The second-hand health hazards are similar to those who use meth and fentanyl. Babies and pets, can be especially at risk with their close contact to the floor. The most reported symptom is respiratory irritation with cough and asthma-like symptoms. Owner responsibility for meth cleanup

The owner will need to determine if there are "reasonable grounds" to believe that the property has been used to manufacture drugs or if meth has been used inside to ensure the health and safety of future occupants and to limit his/her potential liability. There are criminal penalties for using or dwelling in a property that has been a drug lab. Unauthorized cleanup may result in fines.

Your first affordable step is to call Brad Ashton (541) 797-1900 and sample for meth residue to determine if a property assessment is needed by a licensed CDL contractor to inspect your property and grounds for damage or contamination. A written report of the inspection results is sent to the State for review.

Owners can recieve assistance to reduce the cost of cleanup from the State. The owner may be allowed to participate in the cleanup under supervision of the CDL who will submit a Work Plan for approval. Cost can vary depending on the extent of contamination and the square foot of the interior for the CDL, Department of Human Services, and Meth Residue Testing. You must also obtain Oregon's Site Assessment Fee $300, Work Plan Fee $900, and Certificate of Fitness Application Fee $200. Some property insurances may cover part of these costs.

The cleanup decontamination involves a thorough cleaning of all surfaces and removing all porous materials such as carpet, curtains, and bedding. Furniture and other personal belongings require inspection and decontamination before being removed from the property. After decontamination, and re-testing for residue, a property owner must have a Certificate of Fitness from the State.

METH RESIDUE TESTING

As Certified field inspectors, we use the NIOSH 9109 Method that is preferred by Eurofins Built Environment Testing for the best results. We do not use Ghost Wipes as they are not as affective as the recommended testing products.

The analysis will help you comply with state implemented standards to investigate methamphetamine residue. The level per 100 cm2 will determine a cleanup plan, the extent of decontamination, what materials to clean and what to throw out, the quantify costs, and remediation vs demolition.

Surfaces samples are obtained in one or more areas inside a building. Each sample is contained separately in tubes and kept stable. Samples are shipped to the Eurofins Colorado lacation accredited AIHA LAP, LLC, and NVLAP. Samples are double varified by microbiologists to provide reliable reports.

Once the report is generated, we will explain the context of state specific regulations. Buildings or RV's that are found to have actionable level of contamination will need to have the interior decontaminated by CDL certified professionals experienced and knowledgeable in Clandestine Lab Cleanups, who are also OSHA/EPA compliant.

After cleanup, you must test for residue again and report your findings before the building can be used or occupied.
