Mold Testing for Real Estate Sales and Rentals

As MICRO Certified Mold experts we understand the potential for severe health complications, costly repairs, condemned buildings, lawsuits and other financial concerns. Here are some factors why mold inspection & testing is a good idea before purchasing or renting a home or office building:

• Foreclosures:  Distressed properties can be a breeding ground for mold. In some cases the previous owner did not have the money to make plumbing or heating repairs. A building can sit for a year or more vacant, exposed to the elements or closed up without heat or air. 
• Insurance Coverage Limits: Some property owners were not vigilant and proactive when there was a slow leak or flooding.  Since 2002 insurance companies lowered coverage and added exclusions for mold related losses. Abatement and remediation is expensive so without insurance paying restoration work most often covered over moisture causing mold to grow behind surfaces. We usually discover this when a client calls suffering from mold symptoms.
